Terms of
Service.

1. Acceptance of Terms

By accessing, browsing, or using the BuildLink platform, website, API, browser extension, or any related services (collectively, the "Service"), you acknowledge that you have read, understood, and agree to be bound by these Terms of Service (these "Terms"). These Terms constitute a legally binding agreement between BuildLink Ltd, a company registered in England and Wales ("BuildLink", "we", "us", or "our") and you, the individual or entity accessing the Service ("you", "your", or the "Subscriber").

If you are entering into these Terms on behalf of a company or other legal entity, you represent that you have the authority to bind that entity to these Terms. If you do not have such authority, or if you do not agree with these Terms, you must not use the Service.

Your continued use of the Service after any modification to these Terms constitutes acceptance of the updated Terms. If you do not agree to any modification, your sole remedy is to stop using the Service and close your account.

2. Definitions

In these Terms, the following definitions apply:

  • "Service" means the BuildLink platform, including the website at buildlinkos.com, the API, the browser extension, mobile applications, and all features, tools, and content provided through them.
  • "Subscriber" means any individual or entity that creates an account and uses the Service.
  • "Content" means all data, text, reports, analyses, images, and other material generated by or displayed through the Service.
  • "Subscriber Data" means any data, information, or material you submit to or through the Service.
  • "Analysis Credits" (also referred to as "AU" or "Audit Units") means the consumable units that permit you to run property analyses through the Service.
  • "Third-Party Data" means data sourced from external providers including but not limited to HM Land Registry, Zoopla, Rightmove, OnTheMarket, EPC registers, and Companies House.

3. Service Description & AI Limitations

BuildLink provides automated property analysis using artificial intelligence, machine learning, and data aggregation. The Service is designed as a decision-support tool to assist property investors in evaluating potential investments. You expressly acknowledge and agree that:

AI-Generated Estimates

All scores, ratings, and financial projections are probabilistic estimates produced by AI models. They are not deterministic facts, professional valuations, or guaranteed outcomes.

Not Professional Advice

The Service does not constitute financial advice, legal advice, a property valuation, a survey, or any form of professional recommendation. It is a data analysis tool only.

Image Analysis

Photo-based condition assessments (e.g. damp, cracks, defects) are indicative only and must never be used as a substitute for a physical inspection by a qualified surveyor.

No Guarantee of Accuracy

We make no guarantee that data, calculations, or AI outputs are accurate, complete, or current. Errors in source data will be reflected in the Service output.

4. Eligibility & Accounts

You must be at least 18 years of age and capable of forming a binding contract under applicable law to use the Service. By creating an account, you represent and warrant that all registration information you submit is truthful and accurate, and you agree to maintain the accuracy of such information.

You are solely responsible for safeguarding the confidentiality of your account credentials and for all activities that occur under your account. You must notify us immediately at yoni.bratoev@gmail.com if you become aware of any unauthorised use of your account.

We reserve the right to suspend or terminate any account at our sole discretion, without notice, for conduct that we determine violates these Terms or is harmful to the Service, other users, or third parties.

5. Subscriptions & Payment

5.1 Free Tier. We may offer a limited free tier of the Service. Free-tier access may be modified, reduced, or withdrawn at any time without notice.

5.2 Paid Subscriptions. Paid plans are billed in advance on a monthly or annual basis, as selected at the time of purchase. All fees are quoted in British Pounds Sterling (GBP) and are inclusive of VAT where applicable.

5.3 Automatic Renewal. Unless you cancel your subscription before the end of the current billing period, your subscription will automatically renew for the same duration at the then-current price. You authorise us to charge the payment method on file for renewal fees.

5.4 Analysis Credits. Certain actions within the Service consume Analysis Credits. Credits are non-transferable and non-refundable. Unused credits do not roll over between billing periods unless explicitly stated in your plan.

5.5 Refund Policy. You may cancel your subscription at any time. Cancellation takes effect at the end of the current billing period. We do not provide pro-rata refunds for partial billing periods. If you believe you have been charged in error, contact us within 14 days of the charge at yoni.bratoev@gmail.com. Founder lifetime access plans are non-refundable after 14 days from purchase.

5.6 Price Changes. We reserve the right to change our prices at any time. Price changes for existing subscribers will take effect at the start of the next billing period following at least 30 days' notice via email.

5.7 Payment Processing. Payments are processed securely through Stripe. We do not store your full credit card details on our servers. By providing payment information, you authorise Stripe to charge the applicable fees. Payment disputes should be directed to us before initiating a chargeback.

6. Professional Duty of Care

BuildLink is a decision-support tool only. You retain full and sole responsibility for all investment decisions. You must always conduct independent due diligence before acting on any information provided by the Service. This includes, but is not limited to, engaging:

  • A qualified Solicitor or Licensed Conveyancer for title searches, legal checks, and contract review.
  • A qualified RICS Chartered Surveyor for physical property inspections and structural assessments.
  • A qualified Financial Adviser (FCA-regulated) for investment suitability, capital allocation, and tax planning.
  • A qualified Mortgage Broker for lending decisions and affordability assessments.

You acknowledge that property investment carries inherent risks, including the risk of financial loss, and that past performance indicators shown by the Service are not guarantees of future results.

7. Acceptable Use

You agree not to use the Service to:

  • Violate any applicable law, regulation, or third-party rights.
  • Reverse engineer, decompile, disassemble, or otherwise attempt to derive the source code, algorithms, or data models of the Service.
  • Scrape, crawl, or use automated tools to extract data from the Service beyond the intended API usage.
  • Use Service output to train, fine-tune, or develop competing AI or machine learning models.
  • Resell, sublicense, or redistribute the Service, its output, or any data obtained through it without our prior written consent.
  • Circumvent, disable, or interfere with any security or access-control features of the Service.
  • Use the Service to generate misleading or fraudulent property valuations, reports, or marketing materials.
  • Share your account credentials with third parties or allow multiple individuals to use a single account (unless on a team plan).
  • Transmit viruses, malware, or any code of a destructive nature.
  • Overload, impair, or disrupt the Service or its infrastructure.

We reserve the right to investigate and take appropriate action against anyone who, in our sole discretion, violates this section, including removing content, suspending or terminating accounts, and reporting to law enforcement.

8. Intellectual Property

8.1 Our IP. The Service and all associated intellectual property rights — including but not limited to the software, algorithms, underwriting models, user interface designs, branding, trademarks, documentation, and all Content created by BuildLink — are and remain the exclusive property of BuildLink Ltd. Nothing in these Terms grants you any ownership interest in the Service.

8.2 Your Licence. Subject to your compliance with these Terms and payment of applicable fees, we grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service for your internal business purposes during your subscription period.

8.3 Your Data. You retain all rights to your Subscriber Data. By submitting data to the Service, you grant us a non-exclusive, worldwide, royalty-free licence to use, process, and store that data solely as necessary to provide the Service to you.

8.4 Generated Reports. Reports, memos, and analyses generated by the Service are licensed to you for your internal use. You may share individual reports with third parties (such as lenders, agents, or partners) in the ordinary course of business. You may not systematically redistribute, publish, or commercialise bulk Service output.

8.5 Feedback. Any feedback, suggestions, or ideas you provide about the Service may be used by us without restriction or obligation to you.

9. Data & Privacy

9.1 Privacy Policy. Our collection and use of personal data is governed by our Privacy Policy, which is incorporated into these Terms by reference.

9.2 Data Protection. We comply with the UK General Data Protection Regulation (UK-GDPR), the Data Protection Act 2018, and applicable data protection laws. Where we process personal data on your behalf, we act as a data processor and you act as the data controller.

9.3 Data Security. We implement appropriate technical and organisational measures to protect your data, including encryption in transit and at rest, access controls, and regular security reviews. However, no system is perfectly secure, and we cannot guarantee absolute security.

9.4 Data Retention. We retain your account data and analysis history for the duration of your account. Upon account deletion, we will delete or anonymise your personal data within 90 days, except where retention is required by law.

10. Third-Party Services & Data Sources

The Service aggregates and processes data from third-party sources including HM Land Registry, EPC registers, Companies House, property listing portals, and other public records. We do not control these sources and make no representations or warranties regarding the accuracy, completeness, or timeliness of third-party data.

If third-party data is inaccurate, outdated, incomplete, or fraudulent, the Service's output will necessarily reflect those deficiencies. We shall not be liable for any loss arising from reliance on third-party data.

The Service may contain links to third-party websites or services. We are not responsible for the content, privacy practices, or availability of those third-party services.

11. Disclaimer of Warranties

THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS, WITHOUT WARRANTY OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY. TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, WE EXPRESSLY DISCLAIM ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO:

  • IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT;
  • ANY WARRANTY THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, SECURE, OR FREE FROM VIRUSES OR OTHER HARMFUL COMPONENTS;
  • ANY WARRANTY REGARDING THE ACCURACY, RELIABILITY, OR COMPLETENESS OF ANY CONTENT, DATA, OR ANALYSIS PROVIDED THROUGH THE SERVICE;
  • ANY WARRANTY THAT THE SERVICE WILL MEET YOUR REQUIREMENTS OR EXPECTATIONS.

NO INFORMATION OR ADVICE, WHETHER ORAL OR WRITTEN, OBTAINED BY YOU FROM BUILDLINK OR THROUGH THE SERVICE SHALL CREATE ANY WARRANTY NOT EXPRESSLY STATED IN THESE TERMS.

12. Limitation of Liability

12.1 TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL BUILDLINK, ITS DIRECTORS, OFFICERS, EMPLOYEES, AGENTS, SUPPLIERS, OR LICENSORS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES, INCLUDING BUT NOT LIMITED TO DAMAGES FOR LOSS OF PROFITS, REVENUE, GOODWILL, DATA, BUSINESS OPPORTUNITIES, OR OTHER INTANGIBLE LOSSES, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE SERVICE, REGARDLESS OF THE CAUSE OF ACTION OR THE THEORY OF LIABILITY (WHETHER IN CONTRACT, TORT, NEGLIGENCE, STRICT LIABILITY, OR OTHERWISE) AND EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

12.2 WITHOUT LIMITING THE FOREGOING, IN NO EVENT SHALL OUR TOTAL AGGREGATE LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE EXCEED THE GREATER OF: (A) THE TOTAL AMOUNT PAID BY YOU TO BUILDLINK IN THE TWELVE (12) MONTHS IMMEDIATELY PRECEDING THE EVENT GIVING RISE TO THE CLAIM; OR (B) ONE HUNDRED POUNDS STERLING (£100).

12.3 YOU SPECIFICALLY ACKNOWLEDGE THAT BUILDLINK SHALL NOT BE LIABLE FOR ANY LOSS OR DAMAGE ARISING FROM: (I) ANY INVESTMENT DECISION MADE IN RELIANCE ON SERVICE OUTPUT; (II) INACCURACIES IN THIRD-PARTY DATA SOURCES; (III) AI-GENERATED ESTIMATES, PROJECTIONS, OR RECOMMENDATIONS; (IV) PROPERTY VALUATIONS, CONDITION ASSESSMENTS, OR YIELD CALCULATIONS; OR (V) YOUR FAILURE TO OBTAIN INDEPENDENT PROFESSIONAL ADVICE.

12.4 NOTHING IN THESE TERMS SHALL EXCLUDE OR LIMIT LIABILITY THAT CANNOT BE EXCLUDED OR LIMITED UNDER APPLICABLE LAW, INCLUDING LIABILITY FOR DEATH OR PERSONAL INJURY CAUSED BY NEGLIGENCE, FRAUD, OR FRAUDULENT MISREPRESENTATION.

13. Indemnification

You agree to indemnify, defend, and hold harmless BuildLink Ltd, its directors, officers, employees, agents, and affiliates from and against any and all claims, demands, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or in connection with:

  • Your use of the Service or any activity under your account.
  • Your breach of these Terms or any applicable law or regulation.
  • Any claim by a third party arising from your use of the Service, including any investment decision made based on Service output.
  • Your violation of any third-party rights, including intellectual property rights.
  • Any content, data, or materials you submit to or through the Service.

14. Termination

14.1 By You. You may terminate your account at any time by cancelling your subscription through the Settings page or by contacting us at yoni.bratoev@gmail.com. Cancellation takes effect at the end of your current billing period. You remain responsible for all fees incurred prior to termination.

14.2 By Us. We may suspend or terminate your access to the Service immediately, without prior notice or liability, for any reason, including if you breach these Terms. We may also terminate or suspend dormant accounts after 12 months of inactivity.

14.3 Effect of Termination. Upon termination: (a) your licence to use the Service immediately ceases; (b) you must cease all use of the Service; (c) we may delete your account data after a 90-day grace period; (d) any provisions that by their nature should survive termination shall survive, including Sections 8, 11, 12, 13, 16, and 17.

14.4 No Refund. Unless otherwise required by applicable law, termination does not entitle you to a refund of any fees already paid.

15. Changes to Terms

We reserve the right to modify these Terms at any time. Material changes will be communicated to you by email or through a prominent notice on the Service at least 30 days before they take effect. The "Last updated" date at the top of these Terms will be updated accordingly.

Your continued use of the Service after the effective date of any changes constitutes your acceptance of the modified Terms. If you disagree with any changes, you must stop using the Service and cancel your account before the changes take effect.

16. General Provisions

16.1 Entire Agreement. These Terms, together with the Privacy Policy and any plan-specific terms presented at the time of purchase, constitute the entire agreement between you and BuildLink regarding the Service and supersede all prior agreements, understandings, and communications.

16.2 Severability. If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision shall be modified to the minimum extent necessary to make it enforceable, or if modification is not possible, severed. The remaining provisions shall continue in full force and effect.

16.3 No Waiver. Our failure to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision. A waiver of any term shall only be effective if in writing and signed by an authorised representative of BuildLink.

16.4 Assignment. You may not assign or transfer these Terms or your rights under them without our prior written consent. We may assign or transfer these Terms without restriction, including in connection with a merger, acquisition, or sale of assets.

16.5 Force Majeure. BuildLink shall not be liable for any failure or delay in performing its obligations under these Terms where such failure or delay results from circumstances beyond our reasonable control, including but not limited to natural disasters, pandemics, acts of war or terrorism, government actions, power failures, internet or telecommunications failures, or failures of third-party service providers.

16.6 No Partnership. Nothing in these Terms shall be construed as creating a partnership, joint venture, employment, or agency relationship between you and BuildLink.

16.7 Third-Party Rights. These Terms do not confer any rights on any person or party other than the parties to these Terms, except that BuildLink's affiliates, directors, officers, and employees may enforce the indemnification and limitation of liability provisions.

16.8 Notices. All notices to BuildLink must be sent in writing to yoni.bratoev@gmail.com. Notices to you will be sent to the email address associated with your account. Email notices are deemed received 24 hours after sending.

17. Governing Law & Dispute Resolution

17.1 Governing Law. These Terms and any dispute or claim (including non-contractual disputes or claims) arising out of or in connection with them shall be governed by and construed in accordance with the laws of England and Wales.

17.2 Jurisdiction. The courts of England and Wales shall have exclusive jurisdiction to settle any dispute arising out of or in connection with these Terms.

17.3 Informal Resolution. Before filing any formal claim, you agree to first attempt to resolve any dispute informally by contacting us at yoni.bratoev@gmail.com. We will attempt to resolve the dispute within 30 days. If the dispute is not resolved informally, either party may proceed to formal dispute resolution.

17.4 Class Action Waiver. To the extent permitted by applicable law, you agree that any dispute resolution proceedings will be conducted on an individual basis and not as part of a class, consolidated, or representative action.

17.5 Time Limitation. You agree that any claim arising out of or related to these Terms or the Service must be filed within one (1) year after the cause of action arose, or be permanently barred.
