About 96% of figures match the underlying source on first pass — we test against 200 manually-checked reports each release. Where we're least confident: handwritten title register entries pre-2003. We flag those and ask you to verify. Anything material we miss, the report is free.

Does it replace a solicitor?

No. It replaces the four hours of homework you do before you instruct one. We surface the things that mean you don't bother instructing one at all.

Off-market and pocket deals?

Is this just AI?

Parts of it. We use language models to read the leasehold pack and pull figures out of unstructured PDFs. The maths, the comparables, and the verdict are deterministic — same inputs, same answer, every time.
